Denali Data Center

01
Executive Summary
• Manhattan Solar Partners, LLC is pleased to present a Data Center Project (“Project Denali”)in connection with the development of a to-be-constructed 683 MWDC / 563.2 MWAC (515.4 MWAC Grid Limited) single-axis solar PV energy generation system, being constructed on Ì´3,690 acres of land in Texas
• The Point of Interconnect (POI) has been constructed and energized.
• A 3rd party study has shown that with currently planned upgrades by the utility the site can support >1.5GW of load. This does not include the onsite generation.
02
Benefits of Datacenter to the Community
Located in an area with flat terrain and limited additional load. This datacenter will provide substantial benefits to the local community, while still being located close to a international airport and population center.

03
Economic Development
• Job Creation: While data centers are not labor-intensive long-term, they require a substantial workforce during construction and offer permanent roles in operations, maintenance, security, and facility management.
• Expected 800-900 jobs to be created during the construction of the datacenter.
• Local Business Support: Ancillary businesses—such as food services, lodging, construction, transportation, and equipment suppliers—often benefit from increased demand.
• Property and Sales Tax Revenue: Data centers usually represent a major capital investment (often hundreds of millions of dollars), increasing the local tax base and generating revenue for schools, emergency services, and infrastructure.
04
Education and Workforce Development
• STEM and Vocational Partnerships: Data center operators often partner with local schools or colleges to develop training programs, internships, and scholarships in IT, engineering, and facility management.
• Skill Development: Exposure to high-tech operations can raise the baseline skill level of the local workforce.

05
Community Engagement and Philanthropy
• Corporate Giving: Many data center companies (like Google, Meta, or Microsoft) invest in local nonprofits, education, and community events as part of their public relations and sustainability goals.
• Environmental Investments: Data centers may fund local green energy projects, land conservation, or water reuse systems to offset their environmental footprint.
